Tenants

Through our full management service operating from our Manchester City Centre office, we ensure maintenance issues and apartmentís cleanliness are at a high standard to exceed tenantsí expectations.

Register with urbanbubble

You can register with us either online, by phone or by visiting our offices, where one of our property consultants can assist you with your search.

Once we have a clear understanding of your requirements we will access all properties that match your criteria. When you have registered, details of suitable properties can be sent to you by SMS, email or in the post - depending on your preferences.

Viewing Properties

Viewings can be conducted between;
Monday to Friday: 9:00am Ė 6:00pm
Saturdays: 9:00am Ė 4:00pm
Late night and Sunday viewings can be booked subject to availability.

Tenancy Application and References

Application forms and tenancy agreements are completed when renting a property. In order to secure a property and take it off the market, we request references and a payment. Your payment is non refundable and you will still be charged should the application be unsuccessful or withdrawn. Please note, other fees may apply.

Security Deposit

Prior to tenancy, we require a security deposit. This is usually the equivalent to six weeks rent. The deposit will be held against damages or any expenses arising during your tenancy. The deposit is held by TDS and will be released after the property has been vacated.

Inventory

At the final viewings, before the start of your tenancy, an inventory of the propertyís contents, furniture and fittings will be prepared and completed by both parties. It is important to do a thorough check and agree on the inventory as it forms the basis of any claim for damages.

Rental Payments

All rent is payable in advance by standing order. Should any financial problems arise during your tenancy, it is essential that you contact urbanbubble sales & lettings immediately.

Tenantsí Responsibilities

During your tenancy, it is your responsibility to report any critical gas or electrical problems or water leaks.

Letting Fees

Letting fees arenít included in the rent and some properties require the following fees:

- BEFORE YOU MOVE IN:

  • Administration fee (Tenantís Share) - £150.00 (inc VAT) for the first tenant
  • Additional Tenant Administration Fee - £75.00 (inc VAT) per tenant
  • Administration fee (Company Let) - £300.00 (inc VAT)
  • Guarantor Fee - £75.00 (inc VAT) per guarantor (if required)
  • Permitted Occupier Fee - £50.00 (inc VAT) per permitted occupier
  • Immigration Check - £19.20 (inc VAT) per person
  • Accompanied Check-in Fee - Included in administration fee
  • Pet Deposit -N/A (pets not permitted)

- DURING YOUR TENANCY:

  • Amendment Fee - £100.00 (inc VAT)
  • Renewal Fee (tenantís share) - £50.00 (inc VAT)
  • Late Payment Fee - £25.00 (inc VAT)

- ENDING YOUR TENANCY:

  • Check out Fee (tenantís share) - No charge
  • Future Landlord Reference Fee - £25.00 (inc VAT)
